Our investment criteria begins with integrity. Netz Holdings purchases projects and buildings for its own portfolio, development or, redevelopment with cash flow that can be increased through management, capital improvements, leasing, and construction. The Company also purchases stable projects. We have the entrepreneurial dexterity to make deals happen.


Project Investment Types


Multifamily and Mixed use Projects Class A, B, C+


Office & Flex Buildings Class A, B product only

(minimum or staggered lease rollover risk)


Retail-  Class A and B product only

(minimum or staggered lease rollover risk)


Investments Conditions include:

  • Any investment that has the potential to generate a reasonable risk –vs.- return value based on the project's market and 10 year investment horizon.
  • Stable Projects and Assets with a rate of return commensurate with the market and the funds risk tolerance.
  • Non-Stabilized Projects requiring reasonable lease up, distressed or, turnaround candidates. Market must have some population density and demonstrate some market velocity.
  • Company looks at deals from an entrepreneurial prospective and will also purchase notes and REO’s.
  • Neglected maintenance or tired appearance for value add opportunities.
  • We will purchase projects with Existing Debt.
  • We will consider Single Tenant Investments.
